I’ve built Tax Map, a simple web app that compares Council Tax with an illustrative annual tax based on property value.

Start with a postcode or select an area on the map. You can explore council and neighbourhood estimates across England, then adjust the comparison.
With Tax Map, you can:
- Choose a tax rate. Start at 0.48% a year or enter your own rate.
- Use your own figures. Enter your property value and annual Council Tax bill.
- Include Stamp Duty. Compare purchase-year costs or spread the one-off payment over your chosen ownership period.
- Change the display. View annual differences, monthly equivalents or percentages. Purchase-year comparisons show first-year costs.
- Share a comparison. Create a link containing the selected area and settings. Your entered property value and bill are excluded.
For example, at 0.48%, a £300,000 property would have an illustrative annual tax of £1,440. Change the value or rate to see how the result changes.
Postcode results use area estimates, so they won’t necessarily match your home. Some areas have no estimate because the required data is unavailable.
The app models a hypothetical replacement for Council Tax and, when included, Stamp Duty. It covers owner-occupied main homes. The How it works page explains the calculations and assumptions.
